Common property in an industrial scheme is mostly external
Unlike a residential or office scheme, an industrial complex has very little internal common area. What it does have is a large amount of trafficked external surface: a driveway carrying trucks and forklifts, hardstand areas, visitor bays, a bin enclosure and often a small shared amenity block. These surfaces collect oil marks, tyre rubber, packaging debris and leaf litter, and none of it responds to a routine written for internal floors and fixtures.
The right specification therefore looks quite different from a typical strata scope. It emphasises mechanical or manual sweeping on a defined cycle, litter and debris removal around the bin enclosure, drainage grate clearing before wet months, periodic degreasing of marked areas, and attention to signage and entry so the complex reads as maintained from the street. Internal common corridors, where they exist at all, are usually a minor line rather than the substance of the agreement.
