Pricing zones before they are occupied
The work of scoping a floor does not depend on whether anyone is sitting on it. Areas, surfaces, amenity counts and access arrangements can all be established from the plans and a site visit, which means a rate can be agreed for each zone well before it is needed. Doing that once removes the requoting cycle that otherwise arrives with every handover and consumes time on both sides.
It also protects the client commercially. A rate agreed at the outset for the whole building is negotiated in a competitive setting. A rate agreed for a single floor six months later, with a tenant already moving in and no time to compare, is not. Setting the schedule of rates early is one of the few decisions in this process that is straightforwardly in the client's interest.
